It is important to check the condition of your electrics at home on a regular basis. Like most things, electrical installations deteriorate naturally over time. An Electrical Installation Condition Report (EIRC) will provide you with a full summary of the condition of the electrics in your home. It will also determine whether it complies with the current British Standard for electrical safety (BS 7671).
What is inspected during an Electrical Installation Condition Report?
The first stage of an EIRC is usually a basic, visual inspection to highlight any visible signs of damage. The electrician will go around your home, taking note of any observations and recommendations. This provides a basic, overall summary of the system’s condition. You can also expect the electrician to look at the following things during this first stage:
- Main fuse board
- Sockets
- Plugs
- Light fittings
- Light switches
- Electrical cables & leads
- Extension leads
- Kitchen safety
- Bathroom safety
- Signs of wear & tear
- Visible signs of burning/scorching
- RCD Protection around the home
Following the visual inspection, the electrician will disconnect the electrics from the main power supply. Then, they will dead-test specific circuits to identify inadequate wiring. Following this, the electrician will test the live electrics. This highlights any components that may not be working in a suitable condition.
Next, the electrician will check the quality of the earthing and bonding is in good working order and whether the earth protection is sufficient. Finally, the electrician will further check the switches, sockets, power outlets, light fittings and any sockets in the property.
Do I need an Electrical Installation Condition Report in Northern Ireland?
Since April 2021, all landlords are required by law to perform an Electrical Installation Condition Report on their properties every 5 years to ensure the safety of their tenants. Although it isn’t a legal requirement for homeowners or business owners to conduct an EIRC, it is highly recommended for the safety of your staff and yourself.
